Any house plan can be customized for a fee, so if you cannot locate that “perfect plan” our team of designers and architects are ready to work with you to achieve your desired plan. You  can also order a modifiable plan which comes with dwg files and work out your changes locally.

Your plans may need to be modified to comply with local requirements regarding snow loads, energy codes, soil and seismic conditions, as well as a variety of other location-specific planning factors. We strongly advise that you seek advice from a homebuilder or engineer to discuss local planning requirements before going ahead to order a plan. You may also want to consult with your local building official before applying for any permit or beginning construction.

We authorize the use of our plans with the express condition that you comply with all local building codes, zoning requirements and other applicable laws, regulations, ordinances and conditions set forth by your planning commission. Modifiable plan options are available to help with any local requirements.

Some cities and states require that a state-licensed architect or engineer review and “seal” a blueprint to unofficially approve it prior to construction after a compliance review is done. Prior to application for a building permit or the start of construction, we strongly advise that you consult your contractor and local building department to see if such a review is required. Areas that have heavy rain and snow, earthquakes, coastal conditions, floods and high wind will usually require additional engineering to plans.

Costs of constructing new homes vary depending on where the house is built, the level of finish (tile, trim, window quality, etc…) and the construction site. However, with every purchase of a house plan there is an attached cost-to-build estimate file giving buyer’s cost estimate of building a house using the purchased plan.

Each purchase of a house plan comes full details. However, full view access of all plans of any design before purchase is available to premium users. A premium user also gets access to additional details such as the estimated cost for construction, bill of quantities for all the house plans on our website. We do however encourage all customers to get a premium access to all plans before any purchase so as to examine all aspects of a plan, comparing them to ensure the right choice with regards to what you want or expect is made.

Our house plans provide necessary details sufficient to be understood and followed through by a Contractor and a construction company. We however advise that you contact your local authorities to verify the requirements for submission for a building permit to be granted.

These are details of materials needed to construct the house. Each plan has a boq that is attached to each purchase of a house plan. However, if a purchased does not come attached with the boq, our customer support team is always available to help you in that regard should you request for a copy.

With each purchase of a house plan, a downloadable link is generated and sent to you for download of the purchased plan.

Payments for all purchase can be done through Visa, Master card, Western Union, Union pay, and mobile money services like MTN Mobile Money, AirtelTigo Cash.

In the case of custom designs, an expected time for completion on the project will be communicated to you through communication details provided by the buyer. List of all drawings that will be delivered, payment terms and the time it will take for the project to be completed will be communicated to the buyer.
